*Will be required to travel within our 6 counties (Mecosta, Osceola, Isabella, Clare, Gladwin and Midland) - an agency vehicle is provided for this position.

SCHEDULE

This is a full time position, 40 hours per week. Monday - Friday 7:30am - 4pm is the typical schedule, however there is flexibility with supervisor approval. This can be discussed further in an interview.

Hourly Range: $21.05 - $28.60 depending on experience

JOB SUMMARY

General Description: Completes various preventative maintenance and repair procedures on assigned facilities, under the direction of the Facilities Manager.

Responsibilities and Duties: Assures preventative maintenance procedures on assigned facilities and mechanical equipment are completed on an ongoing basis. This includes changing filters in air handlers, blow out air handler drain, check and vacuum large air handler vent, and clean ceiling vents. Works with Office Managers on preventive maintenance plans and building repair projects. Performs routine maintenance and minor repairs as applicable to assigned buildings, including carpentry, plumbing, and electrical maintenance such as repair or replace faucets, replace broken and stained ceiling tiles, painting and drywall repair, strip and wax all hard surface floors, fix window blinds/steam clean, repair window screens, move supplies, furniture and other equipment, rearrange conference rooms for meetings, assemble new furniture, install keyboard trays, hang pictures and other wall hangings, clean up spills and soiled surfaces, and sanitize as necessary.

EMPLOYMENT STANDARDS

General Education: High School Graduate or equivalent is required; Construction Management AAS or Equivalent is preferred

Other Preparation: Building maintenance, carpentry, electrical, and plumbing

Job Related Experience: Sufficient experience to perform the position at a satisfactory level required. Four years maintenance experience in large building operation preferred.

Licenses, etc.: Valid driver's license required while operating vehicle on agency business.

CONDITIONS OF EMPLOYMENT

Knowledge: Knowledge of general building care and maintenance including, but not limited to, plumbing, electrical, HVAC, carpentry, drywall and painting, and safety practices.

Skills: Skilled in minor repairs and use/maintenance of various handheld power tools and equipment. Organizational skills. Assessing bids and proposals and understand procurement requirements and provider capabilities. Use of computers and calculator.

Abilities: Ability to communicate effectively both verbally and in writing. Ability to follow and/or interpret oral and written directions, prioritize responsibilities, maintain assigned facilities, work cooperatively with staff and be understanding of clients, and to order and procure special services, major repairs, supplies and equipment. Ability to evaluate and recommend vendors based on availability, reliability and cost to obtain the highest quality service at the lowest price. Ability to manage multiple tasks, organize various processes and plan for change. Ability to demonstrate human relation skills through strong working relationships with other administrative, supervisory, and agency staff and vendors. Ability to exercise independent and mature judgment.

Physical Demands: Ability to lift 50 pounds.

Work Environment: Work is performed in a typical office building or residential facility.
